Job Description

We run a UK property business and we're hiring someone to be the front of our deal pipeline. This is a long-term seat for someone who's sharp, organised, and genuinely good at talking to people. You don't need any property experience — we'll teach you everything about the property side. What we can't teach is being a strong communicator who can run a clear process every day without dropping the ball.

What you'd actually do:

  • Spend your day inside Facebook and WhatsApp property groups where people share property deals. Your job is to find the people sharing good ones, start a conversation, and build a relationship with them.

  • Talk to them properly - find out what deals they've got, how they work, whether they're someone we'd want to deal with again. You're representing us, so it has to sound clear and human. We'll give you a guide so it sounds the way we talk.

  • Run every deal you find against a simple checklist we give you (type, numbers, area). Most won't fit - that's fine. The ones that do, you log and flag to us. We make the final call and close. You're the filter, not the closer.

  • Keep our CRM (Close) clean and up to date. No gaps, no mess.

What we're measuring: not how many messages you send — how many good deals you put in front of us that turn into something real.

Tools: Facebook, WhatsApp, Close CRM, plus the checklist and tone guide we provide. Full training given.

Hours: Full-time, flexible on timing as long as the work holds.

Pay: $1000 per month to start. However On-track earnings will be between $2000 - $3000 per month including commission

There is a lot of potential to elevate to a much more senior role in this position for the right candidate.

How to apply - please do all 3 steps. We delete any application that skips one.

Step 1. Start your application with this exact line: Good deals start with good conversations.

Step 2. A quick task. Don't worry — this is not a property quiz. You don't need to know what any of the terms mean.

We just want to see if you can read carefully and follow a simple checklist.

Here's our checklist. For us to be interested, a deal has to tick every box:

  • It's a "rent-to-rent" deal

  • It has 2 or more bedrooms

  • The landlord is happy with a "company let" of 2 years or longer

  • It's in London or Greater London

Now read this message someone has sent us:

"Got a 3-bed in South London, landlord wants £1,800pm, open to a 12-month company let, available next month."

In 2-3 sentences, tell us:

  • Does this deal tick every box, yes or no? And why?

  • What one question would you ask the person next?

Step 3. Record a 60-second voice note. Just introduce yourself and tell us why this role is a good fit for you.

Where to send it: Email all 3 to apply@thenoircollective.co.uk Subject line: Deal Sourcing Application Our reply will come from tnc.applications1@gmail.com - keep an eye out for it.
